ESG Principles

Our commitment to ESG principles

Operating our business with respect for environmental, social and governance (ESG) factors, we strive to be environmentally conscious, and to conduct our business in a way which addresses the needs of society, the local communities in which we own and operate our properties, our tenants and investment partners.

Our commitment to ESG as a private company is embedded in our asset selection process, where we look to either acquire assets which already provide certain green credentials or which have potential to be achieved during the lifecycle of an asset.

Furthermore, from a social standpoint, we look to have positive engagement with local communities while operating our business to high ethical standards with accountability and transparency.

Environmental responsibility

As an owner and manager of real estate, we believe it to be our fundamental obligation to minimise the impact our properties have on the environment.

This starts with first identifying and then measuring those aspects we can influence, and then setting benchmarks to be able to monitor the effectiveness that our environmental initiatives have had.

Our environmental policies and practices start in our acquisition underwriting and flow through to our asset management and leasing practices with our having adopted four key UN Sustainability Goals consistent with the specific business in which we operate.

Our attitudes and goals

In determining our ESG goals, it is important for us to ensure that such targets are both actionable and measurable. Accordingly, in addition to our internal directives and principles, of the 17 total UN Sustainable Development Goals, we have selected the below 4, which we feel we can positively influence and and make the greatest contribution to in our particular business.

Via initiatives such as the installation of rainwater catchment and storage systems, storm water flow management and water recycling systems, together with consumption monitoring and lowering technologies, we contribute towards sustainable water management.

6

Clean water and sanitation

We drive electrification via installation of EV charging infrastructure, localised green energy production, implementation of energy management and storage systems and installation of efficient lighting and where possible heating and cooling solutions. We try to minimise reliance on the grid, and provide our tenants access to reliable, sustainable and modern energy.

7

Affordable and clean energy

We encourage our tenants to decrease reliance on natural resources by encouraging recycling practices and waste separation utilising underground waste collection facilities. We also try to influence sustainable consumption by encouraging minimisation of food waste, charitable food donations and enforcing zero plastic packaging policies.

12

Sustainable consumption

Via greening of our properties including green roofs, and the planting of biodiverse native flora together with recycled water irrigation systems we help contribute to protecting, restoring and promoting sustainable use of terrestrial ecosystems, combatting desertification, and halting and reversing land degradation and biodiversity loss.

Social responsibility

Our commitment to corporate social responsibility means for us, to firstly always behave in an ethical and transparent way and to seek out ways to better the lives of those living in the local communities in which we invest.

In all our business dealings, we cultivate a socially responsible mindset where we think about the impact our actions will have upon other people and the environment.

We recognise we are fortunate to be in our business and so wish to give back to some of those in need with our main philantropic focus being to help alleviate the effects of homelessness, combat food insecurity and to promote the cleanliness of the local environment surrounding each of our properties.

To achieve these goals, we contribute to shelters and organise clothes drives, sponsor non-profit groups which can arrange food drives and other volunteer events at our properties, and to work with our tenants to organise sponsored neighborhood cleanup programs.

Corporate Governance

While a private company, we strive to adopt a level of corporate governance principles and procedures that sets our business apart and which helps to underpin our planned growth.

We combine an institutional level of risk management with an entrepreneurial mindset which ensures that our stakeholders benefit from the best of both worlds.

Holding ourselves accountable for our actions, our co-investment model ensures proper risk and reward alignment and clear, unbiased decision-making.
