Unity Capital Partners AG is a Swiss real estate group established in 2023, specialized in the acquisition and management of commercial, single tenant, triple net lease properties located in key states across the U.S.
Investing together with international family offices and small financial institutions, our externally managed flagship vehicle invests exclusively in U.S. commercial properties.
Via a dedicated team of professionals with over 20 years capital markets and asset management experience, we are headquartered in Switzerland with a local asset management arm located in the U.S.

Our unique platform
Unity is a bridge between patient European capital seeking access to the U.S. real estate market.
Via our trans-continental, tax efficient corporate structure, our platform is specifically optimised for Swiss-domiciled high net worth individuals, family offices, funds-of-funds and smaller Swiss private banks.
As a Swiss entity, Unity Real Estate AG, our flagship investment vehicle, is able to locally raise debt and equity from the Swiss capital markets providing us a competitive cost of capital advantage which facilitates a capital arbitrage between it and the relatively high yielding, triple net, long-term leased commercial properties which we acquire in the U.S.
Our structure
Unity is uniquely structured compared to its U.S. peers in so far as being a Swiss domiciled investment company investing exclusively in U.S. commercial real estate.
Incorporated in Switzerland, Unity Real Estate AG (“URE”) is advised by Unity Capital Partners AG (“UCP”) as external investment advisor also based in Switzerland.
On the ground in the U.S, our property acquisitions are then made via a U.S. subsidiary of URE, and managed by Unity Capital Partners (US) LLP (“UCP-US”) being a wholly owned subsidiary of UCP.
UCP is currently privately held and wholly owned by its founders and senior management who are also substantial co-investors in URE ensuring long-term alignment with our investment partners.

To grow a uniquely structured trans-atlantic bridge between Swiss and European capital seeking geographic and asset diversification via U.S. exposure to a specialist long-lease, triple-net asset class.
In assembling our portfolio, we aim to achieve a granular and diversified portfolio of mixed-use commercial properties in selected metropolitan areas across carefully selected U.S. states.
Actively managing our portfolio, our long-term vision is to acquire strategic assets that we believe provide latent long-term upside potential via repositioning, expansion or redevelopment.
Through our differntiated strategy, we aim to deliver reliable, consistent cashflows that are superior to returns generally available to European investors.

As a Swiss group, our access to competitively priced commercial debt and equity in Switzerland provides Unity with a cost of capital advantage over U.S. based investors. This can often help to provide us a small edge when it comes to asset underwriting.
Working with only the best Swiss and U.S. advisors, together with our founders' international asset sourcing and selection experience, gives our counterparties confidence that while relatively small and privately held, Unity is a capable institutional-grade deal-closer.
Once the commercial parameters of a deal are agreed, we proceed with conviction to close that transaction, and ensure that the agreed terms are adhered to without deal-flex.
Our people
Unity's management team has substantial international experience in all aspects of acquiring, owning, managing and operating commercial real estate across diverse types of real estate assets and geographies, as well as a broad range of experience in financing real estate assets.

Unity Real Estate AG (“URE”) our flagship investment vehicle, is currently a privately owned unlisted company incorporated in Switzerland.
URE and and its external manager Unity Capital Partners AG (“UCP”) are headquartered in Switzerland. UCP via its U.S. subsidiary Unity Capital Partners (US) LLC has an asset management office on the ground in the United States.
URE is currently owned by a joint venture between its management and a Swiss based Family Office. UCP is wholly owned by its senior management.
URE was incorporated in Stans, Switzerland in early 2023 as a specialist acquirer of triple net lease (NNN) commercial real estate located in the U.S.
URE invests across selected states in the continental U.S. which we believe benefit from positive demographic changes and economic trends.
